Residential Remodels

In order to apply for a remodel permit, you must be registered with the City of Denison.

All validations require a letter with company letterhead of each trade working on the project. This letter must state the address and what work is being completed.

The following are required documents on most remodels

1. Site Plan (for additions)
2. Scope of work detailing all work to be done.
3. Provide IECC energy report if opening exterior walls or show R value of walls and ceilings on plans.
4. Submit plans for framing and any Electrical, Mechanical or Plumbing work to be done.
5. Before and After drawing showing the layout of the house including all exterior doors and windows, show location and size of windows and doors, U-factor and SHGC.
6. Label all rooms on the drawings.
7. Indicate the area of the remodel
   1. example: Only include the square footage of the bathroom if the remodel only includes the bathroom.

Additions

1. Provide a site plan indicating how far you are from each property line.
2. Scope of work including insulation R-values and type, Energy rating on windows.
3. Submit plans for framing and any Electrical, Mechanical or Plumbing work to be done, show location and size of windows and doors.
4. If adding on please indicate the use of the new addition.
5. Submit a floor plan showing the existing house and proposed addition.
6. Foundation must be engineered.
7. Indicate the height of the addition if more than 1 story.
