As a homeowner, you can do many basic repairs and replacements without a permit on your own. Some types of projects require a permit because of the risk or technical knowledge required to do the job correctly. The permitting process helps protect surrounding properties, keep current and future occupants of the home safe, and protect property values.

Common projects that DO NOT require a permit:

  • Repairing 20 ft or less of fence
  • 3 Squares or less of roof repair
  • Flatwork (concrete) with the exception of driveway approaches and foundations.
  • Leveling a house with a concrete foundation
  • Painting*
  • Cabinet installation or upgrades
  • Flooring cover (hardwood, vinyl, carpet) installation or removal 
  • Retaining walls that are less than 4' in height
  • Replacing sub-flooring
  • Replacing a toilet in the same place as an existing toilet
  • Installing new countertops

*Changes to the exterior of a home in the Historical District may not require a permit, but will require Approval. Contact our One-Stop-Development-Shop at 903-465-2720 x2519 to begin the process.

How to apply for a permit:

Registered contractors can apply for a permit via our online MyGov portal. 


Codes, Covenants, and Regulations

The City of Denison does not maintain or monitor CC&R's. When you move into a neighborhood with Codes, Covenants and Regulations you agree to comply with the regulations as adopted. CC&R's represent a civil contract between the property owner and the property owner's association and are legally binding. Violation of the CC&R's can be penalized and fined as set out in the legal section of the regulations. It is the responsibility of the property owner, not the City of Denison, to be aware of any CC&R's as part of any proposed work. CC&R's are civil in nature and as such are not enforced by the City of Denison.
